City Hall Grass

The LA Times' Emily Green has an editorial in today's LA Times advocating, not surprisingly, that the city should not replace the now dead lawn that surrounds City Hall.  The grass is most certainly destroyed from the weeks long Occupy LA encampment that is set up on the City Hall grass.

I support wholeheartedly Emily Green's efforts to educate us (see her website chanceofrain.com) about the consequences of continued wasteful use of water and of the benefits of using native, low-water use plants in our landscapes, many of which are quite beautiful.

In this case, though, I think she's wrong.

First, this is a public space that is enjoyed by downtown residents who have very little other green space to enjoy. For many of us, this green space is our "yard" where we can take our dogs for exercise, or simply go and enjoy a green leafy area close to home that doesn't require getting in the car to go to Griffith Park, for example.  While there is grass at the new Police Administration building across the street, the downtown population is great enough to "need" more public lawn.  As downtown residents living in lofts and condos, with no garden space at all, we are certainly low water users.

Secondly,  I would argue that anything other than grass would look incongruous with the magnificent fig trees and with the architecture of City Hall. A dry garden would be out of place.  Emily mentions Austin's successful efforts with their native gardens (in Texas, they refer to it as xeriscape).  The city of Austin should be commended and we should follow their lead, but not at City Hall.  Austin built a new City Hall.   It's built on the edge of downtown, near Lake Lady Bird (formally Town Lake) and is constructed with materials local to the area.  A native garden makes complete sense for the space and it ties in nicely with the architecture of the building.

I do think that the city could take this opportunity to add more border gardens to the grounds, planted with flora that make sense for our environment.  The majority, however, should be replanted with grass.

The Civic Park, now under construction, is a wonderful opportunity for us to create a beautiful park designed for native plants and gardens.

At City Hall, leave the grass.

Summer Vacation in Idaho

I just recently returned from vacation in Idaho, including visits to The Grand Tetons National Park and Yellowstone National Park in Wyoming.  We rented a great "cabin" in Driggs ID, on the west side of the Grand Tetons.

It was great to get out in nature and smell fresh mountain air!

Perch opens in the Pershing Square Building, Downtown Los Angeles

Perch is officially open!  It's a great space on the 15th and 16th floors offering panoramic views of old and new downtown LA.  It's a great new addition to the downtown food and bar scene.  I will certainly be going back!

Downtown Los Angeles Lofts for Sale - Pan American Lofts - $485,000.

I toured this penthouse loft in the Pan American Lofts yesterday.  The Pan American Lofts are located on Broadway at 3rd St., just north of the Grand Central Market and The Million Dollar Theatre.

Built in 1895 as the Byrne Building and designed by Summer P Hunt, the building is adorned with Ionic Columns and beautiful brickwork.  It's one of the Historic Core's finest classically designed buildings.

This loft is in the back of the building with views of the skyscrapers on Bunker Hill.  There are five windows on three walls.  There is also a window in the larger than average bathroom.

The sleeping quarters is up one flight of the spiral staircase.  The rooftop deck, my favorite thing about these units, is one more level up.  The sleeping quarters is good size and has carpet flooring.

The rooftop deck has splendid views of the downtown skyline, The Million Dollar Theatre, City Hall and the skylight on the Bradbury Building.  I can envision a wonderful space with potted plants to create some greenery and privacy.  There is water on the deck, so a lush space wouldn't be hard to create.

The loft has bamboo flooring, lots of exposed brick, stainless steel appliances and granite counter tops.

Downtown Los Angeles Lofts for Sale - Textile Building - $174,900.

I haven't seen this new listing in the Textile building at 8th St and Maple other than on the MLS, but when I saw it there, I had to put it on the blog!  I do plan on seeing it in person this week.

If you're not in need of a big space, or an extensive kitchen, this bright corner unit is certainly worth seeing! Notice the walls of large windows! The efficient space has polished concrete floors and a separate sleeping area.

BloomFest LA - Arts District Downtown LA

Downtown Los Angeles Lofts for Sale - The SkyLoft - $550,000.

I previewed this great loft in SkyLoft at 8th and Grand yesterday.  It's a great space with lots of natural light, views (from the 15th floor), two very spacious bathrooms and a more than ample kitchen.  The space is a true loft space in that there are no walls separating the sleeping quarters, but it's not "true loft" in the fact that all surfaces are finished.  Nicely so, I might add.  The floors are maple. Space is over 1300sf with two bedrooms and 2 baths. The master space has a huge master closet!

The location at 8th and Grand is close to the Ralph's Grocery Store and lots of restaurant choices and not too far from 7 Fig where the new Target will go in after the current renovations are complete.  This location is also quite close to the office skyscrapers, so it might be an ideal location for many.

Civic Park Construction Under Way

Construction of Civic Park, the first phase of the Grand Avenue Project,  is well under way.  The city was smart in stipulating that Related Cos, the developers of the project, prepay for the park.  As you can see in the photos, it looks like a couple of the planned stages (shade structures?) are going up, one on the east end of the park, near City Hall; the other up the hill nearer the Music Center.

Plazas, a dog run and lawns are also included in the design by Rios Clementi Hale Studios

This will be a great asset for all of Los Angeles, but I imagine we downtown residents will enjoy it most!

Between Spring St and Broadway. 
I'd like to see more green space created across downtown, from big parks like this one, to smaller "pocket parks", such as the planned Spring Street Park to be located between the Eldorado Lofts and the Rowan Lofts. Groundbreaking is set for August.  Some of the pocket parks could be much smaller and less elaborate than the planned Spring Street Park.  The South Park neighborhood could use a large scale park like Civic Park.  Maybe city officials could make this a stipulation for the proposed new stadium?

Would you dare to live downtown? YES!

Sunday's LA Times Op-Ed (Op-Art) page had this article about the pros and cons of living downtown.

First, I think it's amazing that downtown is getting this attention.  It means people have opinions about living downtown, good and bad.

As a happy downtown resident, I'm probably a little biased, but I think the pro article is a more honest assessment of how it is to live downtown.  Joan admits that it's not perfect, but she points out that a lot of progress has been made over the years.  And, for her, one of the best parts is she has helped develop the community and has strong ties to the community.

It is my hope that the downtown population is at a critical mass and that we will continue to see more people deciding to move downtown and thus continue to see more retail, restaurant and service choices and further improvements to the infrastructure and amenities downtown.

Regardless of our successes - future and past, downtown living won't be everyone's cup of tea.  As more and more people discover us, through articles like this one, or through a friend, or through blogs, the more likely we are to continue to grow and experience a downtown that is a more desirable place to live.

The History of Spring St. downtown Los Angeles

I attended a presentation last night in the atrium of The Douglas Lofts.  It was about more than the title suggests; Greg Fisher, who lectured and presented the slideshow, provided great history of the founding of the City of Los Angeles, and of course, Spring Street's part in the growth and development of Los Angeles.  The most fascinating thing I learned (or realized) is that Angelenos have never had a problem tearing down beautiful buildings!  All in the goal of progress, I assume.

I think we have changed.  It's such a treasure to have the historic buildings we do have (like The Douglas, The Eldorado, Pan American, Rowan, etc, etc.).  Let's hope our days of demolishing significant buildings is over.  Let's hope, too, that there are developers who have an interest in rebuilding our urban core with interesting and architecturally significant buildings to replace some of the fine structures that were lost and where in many cases now only surface parking lots exist.
